TECHNICAL INSPECTION OF BUILDINGS (ITE)

The objective of the Technical Inspection of Buildings (ITE), is to perform a periodic technical control to ensure the good condition and conservation of buildings older than 50 years, evaluating the conditions of accessibility, decoration, safety and health regulated by the Articles 21 and 22 of Royal Decree-Law 8/2011 of July 1 and by the different municipal ordinances of localities with more than 25,000 inhabitants. Additionally to the work that need to be done, the ITE, will provide the legal time required to completed the work.
The Autonomous Communities have the authority to apply the deadlines, forms and conditions, in terms of typology or predominant use, and municipalities can establish actions within the minimum autonomic and state frameworks.
In the province of Malaga there are six municipalities that by regulation may require the owner (natural or legal person), Community of Owners or, where appropriate, another legitimate owner of a real right on the building, the technical reports resulting from the realization of the Technical Inspection of Buildings (ITE), which in any case must be done by a competent Technician.

The Technical Inspection of Buildings (ITE) refer to the entire building or real estate compound, including all premises and homes.
In the case of the report being adverse, the Technical Inspection of Buildings (ITE) will come with the Commitment of execution by the owners or owners according to the Municipal Ordinance. In addition, it will be necessary to request the corresponding municipal license to carry out the corresponding correction works. Once the works have been completed, it will be necessary to provide the final certificate of completed works endorsed by the Official School.
